American provided a detailed review of this Development of Regional Impacts (DRI) for the City of Port St. Lucie. The proposed development included over 3,200 dwelling units, 290,000 SF of commercial, 176,000 SF of office space, 500,000 SF of light industrial space, PGA Learning Center, 250 room hotel and a 72-hole golf course. The review included land use, trip generation, trip distribution, and trip lengths and a detail review and analysis of the transportation system capacity. The Development Order (DO) was reviewed in detail since the developer was attempting to change their commitments to the City and State. Additionally, the Greater Treasure Coast Regional Planning travel demand model was examined.
